Overview
Joseikan is a long-established ryokan founded in Meiji 7 (1874), best known for its panoramic open-air bath looking out over the castle town below Kochi Castle. All 61 rooms are non-smoking, and families can choose between two room types, Tensei and Senju, to suit the size of their group. There is a full range of children's menus and baby food for children in elementary school or younger, and a kids' space beside the front desk where picture books and toys are free to use. Children's chairs are provided in the communal bath and the panoramic open-air bath, another sign of the care taken for families traveling with children.

Japanese-style tatami room of 10 mats (40 sq m) sleeps 1 to 5 guests, and Senju's high-grade Japanese-style tatami room of 10 mats (49 sq m) also sleeps 1 to 5, so both work well for parents staying with children. Senju's Japanese-modern special room (92 sq m) and Japanese-Western special room (92 sq m) take 1 to 8 guests, which suits larger groups such as three-generation trips. Every room has a humidifying air purifier, an LCD television and a washlet bidet toilet, and the televisions in both Tensei and Senju are 40 inches. In both Tensei and Senju, the bath and the toilet are in separate spaces. There is also a wheelchair-accessible 74 sq m barrier-free special room for 1 to 6 guests, with a completely flat, step-free entrance and a ramp, a bathtub with an electric bath lift, and a lowered washbasin. Children's rates for a stay are 70% of the adult rate when the child receives the same meals and bedding as an adult, 50% of the adult rate when the child receives a children's dinner and bedding, 6,435 yen for bedding only with no dinner or breakfast, and 2,200 yen when neither meals nor bedding are used.

Breakfast is a Japanese-Western buffet from 7 a.m. to 9:30 a.m., and the dashimaki tamago (rolled omelet) and omelets prepared at the open kitchen are the house specialties. Both the Japanese and Western selections are wide-ranging, and dishes for young children are prepared as well. The children's rate is 1,925 yen for ages 3 through elementary school. Dinner is served in the restaurant, a banquet hall or your room, and the venue cannot be chosen; bookings for 5 or more guests are seated in a private banquet room. Children's dishes cover a wide range: the Okosama Nagomi Zen set, the Junior Plate and the Kids Meal for children in elementary school or younger; the Mini Sushi Plate, limited to staying guests and to children who have not yet started elementary school; a menu limited to children under 5; and baby food for the early stage and the mid-to-late stage. If there are ingredients your child cannot eat, the kitchen can accommodate this when you contact them by the day before, though not on the Tosa no Sajiki Zen plan. The top floor has a panoramic open-air bath and a panoramic communal bath, with a sauna alongside. The water is not onsen water, but the view is the pride of the house, taking in the Kagami River where Ryoma once swam and the castle town below Kochi Castle. The men's and women's baths swap between morning and evening, and on Tuesdays they open from 3 p.m. because of cleaning. Under Kochi City's public bathhouse standards ordinance, mixed bathing is not permitted for children ages 7 and over. Two children's chairs are provided in each of the men's and women's baths, and towels are provided in the communal bath as well. Day-use bathing without an overnight stay is also possible, at 550 yen for children ages 3 to 12 and free for children under 3.

The ryokan is right in front of the Kamimachi 1-chome tram stop, 10 minutes by car from Kochi Station or about 15 minutes by tram (230 yen for adults). From Kochi Airport it is 40 minutes by car or airport bus, and about 15 minutes by car from Kochi IC. Parking covers 80 vehicles across indoor, outdoor and automated multi-level garage spaces, at 1,100 yen per night including tax for staying guests.
